Natham Patta Transfer in Tamil Nadu – Full Procedure, Eligibility & Online Method
What is Natham Patta Transfer & How to Apply (Tamil Nadu)
Clear, step-by-step guide — for buyers, heirs or anyone updating patta records for Natham (village/house-site) lands via Tamil Nilam / TN e-Services.
What is a Natham Patta?
Natham Patta is a type of land record used in Tamil Nadu for village house-site lands (also called Grama Natham or Natham Manai). It records ownership/rights for small residential plots in village areas and is treated separately from rural agricultural or urban patta records.
When do you need a Patta Transfer?
- After registering a Sale Deed for a Natham plot (ownership transfer).
- On succession or inheritance — when title moves to legal heirs.
- After a Gift Deed, Partition, or assignment where the patta should reflect the new owner.
Documents Usually Required (typical)
- Registered Sale Deed / Gift Deed / Succession certificate (as applicable).
- Previous Patta / Chitta copy (if available).
- Encumbrance Certificate (EC) — if requested.
- Proof of identity (Aadhaar) and passport-size photo.
- Property tax receipts / possession proof (if available).
- Any survey sketch or site plan if asked by the Taluk office.
Note: The portal will show the exact document checklist for your taluk and transaction type — always follow the portal prompts.
Step-by-step: Apply ONLINE via Tamil Nilam / TN e-Services
- Step 1 — Open the Portal: Visit the Tamil Nilam (Tamil land records) or TN e-Services portal and choose Patta/Chitta / Patta Transfer service. (Use Citizen Login.)
- Step 2 — Login / Register: Login with your account or register as a new citizen (mobile OTP verification). Save your credentials for tracking.
- Step 3 — Select District, Taluk & Village: Choose the correct administrative details and enter the Survey Number / Existing Patta Number (critical — verify carefully).
- Step 4 — Choose Transfer Type: Select the appropriate transfer reason (Sale / Gift / Succession). For Natham land choose the Natham patta transfer option if prompted.
- Step 5 — Upload Documents: Upload scanned copies of the registered deed, previous patta, identity proof, tax receipts, and any other required documents. Follow file size & format rules.
- Step 6 — Submit & Note Application ID: Submit the form and note the Application Reference Number (take screenshot / save email).
- Step 7 — Field Verification & Approval: The VAO/RI/Tahsildar will verify documents and may carry out a site inspection. Non-subdivision transfers are usually processed faster.
- Step 8 — Patta Update & Download: Once approved, the updated Patta/Chitta will be available to download from the portal or you can collect an official copy from the Taluk office.
Timelines & Fees
- Fees: Small nominal portal/e-Sevai fees or Taluk charges may apply (portal shows exact amount).
- Typical processing time for straightforward (non-subdivision) transfers: ~10–15 working days (subject to local verification workload).
Offline option — e-Sevai / Taluk Office
If you prefer help, visit your local e-Sevai / Common Service Centre or Taluk Office with originals and copies. The operator can submit the online application on your behalf and provide the application ID for tracking.
Useful Tips
- Double-check Survey Number & Taluk details before submitting — mistakes delay processing.
- Scan and name files clearly (e.g., SaleDeed.pdf, Aadhaar.pdf).
- Keep originals handy during field verification.
- If delays persist beyond published timelines, visit the Taluk office with the Application ID for follow-up.
